Modernisering och restaurering vid renovering av Enebyskolan: En studie av möjlighet att tillämpa nya material i en kulturmärkt byggnad

Abstract [en]

The purpose of this study is to analyze the technical challenges and economic consequences of renovating a culturally protected building, as well as to examine the potential long-term economic costs and savings associated with careful restoration. The goal is to identify methods for modernization without compromising the building's cultural and historical values. To answer the research questions, a combination of methods has been used. A case study was conducted, including interviews with key figures in the project, such as the building conservation specialist and the production manager, as well as a simulation of the existing building. A literature review was carried out to provide background on legal requirements and previous research on culturally significant buildings. Finally, economic calculations were performed to quantify the costs of the culturally valuable building components. The results show that the renovation of the existing wooden windows and roof entails significant additional costs compared to installing new modern solutions. The cost of renovating the windows amounts to approximately 1.88 million SEK excluding moms (swedish VAT), which corresponds to about 24,377 SEK per window. This results in an additional cost of over 1.1 million SEK compared to installing new wooden windows. The roof renovation is estimated to cost approximately 1.61 million SEK for the existing building, with a cost of about 1,262 SEK per square meter. The estimated additional cost compared to using a corrugated metal roof is at least 58,480 SEK. Furthermore, future maintenance costs will be incurred as the original roof tiles will need to be replaced when they reach the end of their lifespan. The conclusion is that although the renovation of Enebyskolan involves higher short-term costs, it contributes to preserving an important part of the local cultural heritage and can lead to long-term savings through reduced waste and lower maintenance costs. For future work, it is suggested to investigate how energy efficiency can be achieved in culturally significant buildings and to develop more efficient building permit processes for the renovation of protected buildings.
